Edgartown Waterfront Real Estate
Waterfront Estate Site
Edgartown, Martha's Vineyard Island
Massachusetts, USA
Available for the first time in 80 years, this matchless Edgartown waterfront property with its own private beach enjoys stunning beauty and uncommon privacy within walking distance of Edgartown.
Across broad lawns and grassy dunes, the site commands panoramic views of Nantucket Sound, Chappaquiddick, Edgartown Outer Harbor, and Eel Pond, as well as of protected wetlands and pristine conservation land.
Located on Martha's Vineyard's leeward shore, the 3.2 acre property includes 700 feet of private sandy beach on Nantucket Sound and along the western edge of Eel Pond. A marsh and an additional beach embrace a cove where small craft may land safely. Eel Pond anchorage and Edgartown Harbor are a short boat ride away.
Water, shore and upland birds make this shoreline a sanctuary, as osprey, blue heron, ducks and geese arrive in season. The private location affords good fishing and shellfishing for birds and landowner alike.
Beauty, privacy, and "up-Island" atmosphere just minutes from "down-Island" amenities make this enchanting property a rare and exceptional opportunity.

The envelope available for home construction covers approximately 10,500 square feet, including approximately 900 square feet grandfathered in the shore zone.
The footprint of an existing garage is almost 600 square feet. It is non-conforming, but grandfathered. Additional footage may be added. The first floor has superb water views. The second floor will have additional views across Nantucket Sound.
The site is permitted for a six bedroom septic system and leach field. Underground utilities are newly built, including a town water connection. Waterfront management permits are up-to-date. Modest annual costs for dredging of the cove inlet are contractually shared with a neighbor.
Two different luxury builders have estimated construction and landscaping costs for a top quality six-bedroom house (or a five-bedroom house with a one-bedroom guesthouse/studio), including a pool and pool house, at about $2,500,000.

About Edgartown
Originally known as "Great Harbour," Edgartown was the first English village on Martha's Vineyard. Seeking a new life in the island wilderness, settlers from towns near Boston arrived here in 1642. By the 1830s Edgartown had become the Island's wealthiest town, prospering from the manning and provisioning of ships for the booming whaling trade. The town produced numerous whaling captains whose success built the stately homes which, meticulously maintained to this day, preserve the classic ambiance of a New England seaport. Nowadays, "captains of commerce" and others make "Great Harbour" a world-class summer retreat.
