Waterfront Estate Site
Edgartown, Martha's Vineyard Island Massachusetts, USA |
|
This enchanting beachfront site offers one of the finest building opportunities remaining on Martha's Vineyard. Available for the first time in 80 years, the superb waterfront location enjoys stunning beauty and uncommon privacy within walking distance of town.
Across broad lawns and grassy dunes, the site commands panoramic
views of Nantucket Sound, Chappaquiddick, Edgartown Outer Harbor, Eel Pond, and of protected wetlands and pristine conservation land.
The 3.2 acre property includes 700 feet of private sandy beach on Nantucket Sound and along the western shore of Eel Pond. Eel Pond anchorage and Edgartown Harbor are a short boat ride away.
Water, shore and upland birds make this shoreline a sanctuary, as
osprey, blue heron, ducks and geese arrive in season. The private
location affords good fishing and shellfishing for birds and
landowner alike.
Favored by a rare marriage of 'up-Island' atmosphere with 'down-Island' convenience, this extraordinary site will provide family and friends with an unparalleled waterfront retreat, while affording a singular investment opportunity.

New underground utilities (electric, phone, cable, Town water) are in place, as is a new septic system for a six-bedroom house. Waterfront management permits are current.
The existing cottage may be moved and/or replaced. To assist in visualizing possibilities, a leading Island architect has created a site-specific ("as of right") design for a residence, guesthouse, and horizon pool on this property. These drawings may be made available for viewing by qualified interested parties.

About Edgartown
|
|
Originally known as "Great Harbour," Edgartown was the first English village on Martha's Vineyard.
Seeking a new life in the island wilderness, settlers from towns near Boston arrived here in 1642.
By the 1830s Edgartown had become the Island's wealthiest town, prospering from the manning and
provisioning of ships for the booming whaling trade. The success of whaling
captains built many stately homes which, meticulously maintained to this day, preserve
the classic ambiance of a New England seaport. Nowadays, "captains of commerce" and others make
"Great Harbour" a world-class summer retreat.
